The purpose of the cooperative is to provide its members with affordable housing and to permanently remove it from speculation, in order to realize self-managed, secure and communal forms of housing. The cooperative's activity is not profit-driven. The cooperative builds, rents and sells affordable housing and commercial spaces primarily to its members; can acquire, encumber and sell undeveloped and developed properties and building rights for this purpose. Members are required to occupy the rented apartments themselves or to be active in commercial spaces. In view of the Federal Act on the Acquisition of Real Estate by Persons Abroad, the apartments must serve as the main residence of members of foreign nationality at the place of their lawful and actual residence. When selling real estate, the cooperative ensures that the acquirers cannot engage in speculative transactions. To this end, it can reserve pre-emption, purchase and co-determination rights. The cooperative limits its activity to the Tösstal region of the canton of Zurich; can participate in companies with the same or similar objectives and acquire membership in umbrella organizations of non-profit building cooperatives; promotes forms of housing that optimally meet the interests of the residents, particularly with regard to legal status, co-determination, mixed use, architecture and comfort. It takes into account, as far as possible, in the sense of integrated housing, persons with special difficulties on the housing market. Ecological aspects are adequately taken into account in the choice of location, construction and maintenance.
