The cooperative aims to provide its members with affordable housing in the municipality of Seeberg through joint self-help and to permanently remove it from speculation. The cooperative mainly builds and rents apartments at affordable financial conditions to its members. To this end, it can acquire, encumber and sell plots of land, building rights and properties. It can also sell a few individual apartments in condominium ownership to members, but these do not fall under the non-profit status. Condominium units that are rented out may not be sold. The price for the condominium units is based on the market, but must at least correspond to the construction costs. Condominium ownership is established in the cooperative's multi-family homes, and the individual condominium units are made available to members for use on the basis of a rental agreement or transferred to condominium ownership. Vacant apartments are primarily assigned on the basis of a rental agreement. For sale in condominium ownership, the conditions according to Art. 4, sentence 4 must be met. The management decides on the conclusion of a rental agreement. The sale of a rentable condominium unit of the cooperative is decided by the general meeting. When selling apartments or plots of land, the cooperative ensures that the buyers cannot carry out speculative transactions. To this end, it can reserve pre-emption, purchase and co-determination rights. The cooperative can participate in companies with the same or similar objectives and acquire membership in umbrella organizations of non-profit building cooperatives.
