The sole purpose of the company is the management of its assets or compartments in the form of collective capital investments in accordance with the LPCC and its ordinances (legislation on collective investments) as well as the formation of the share capital of investors and the distribution of their investment shares. The SICAV invests the investor compartment(s), as defined in Art. 3 para. 4, in a diversified portfolio of properties, intended for private (residential) or commercial (commercial premises) use, throughout Switzerland. To achieve this goal, the SICAV invests in direct and/or indirect real estate assets within the meaning of Art. 59 LPCC, including: a) in properties and their accessories, where property means: - residential houses - commercial buildings - mixed-use buildings - condominiums - building land (including buildings to be demolished) and properties under construction; unbuilt land must be equipped and immediately constructible - properties in superficies b) in participations in real estate companies whose sole purpose is the acquisition and sale, or rental and leasing of their properties, and in claims against such companies, provided that the real estate SICAV holds at least two-thirds of their capital and voting rights; c) in shares of other real estate funds (including Real Investment Trusts) as well as companies or negotiable real estate investment certificates listed on a stock exchange or another regulated market open to the public, up to a maximum of 25% of the SICAV's total assets; d) in mortgage certificates and other contractual real estate liens. Co-ownership of properties is permitted provided that management is able to exercise dominant influence, either by holding a majority of the co-ownership shares and voting rights. The SICAV may also invest all or part of its assets or the assets of its compartments to the extent permitted by the investment regulations. The investment policy and its restrictions, as well as the techniques and instruments of investment, are governed in detail by the investment regulations. The SICAV is authorized to invest throughout Switzerland, but will prioritize geographic areas with high potential in accordance with the preamble. The SICAV may, within the limits set by law, take all necessary measures and perform all operations it deems relevant and appropriate to achieve its purpose.
