The cooperative aims to create permanent, healthy and affordable housing for its members and, if necessary, other individuals. It seeks to achieve its purpose by acquiring suitable building land in the ownership or building rights of the cooperative; building or acquiring suitable properties and renting out apartments. The cooperative operates on a non-profit basis. Any form of speculation with land and houses is excluded. The mortgage debts are to be amortized in a planned manner. The sale of individual houses or apartments is exceptionally permitted, subject to the approval of 3/4 of the cooperative members present at the general meeting. As buyers, the public sector is considered first, followed by non-profit housing cooperatives. To the extent that the opportunity arises and there is a need on the part of the cooperative's members, the cooperative can also provide spaces for commercial and service activities, with a view to a desirable mix of living and working. The extent of these spaces must be in a reasonable proportion to the living space. The purchase of plots of land and properties may only be made if the financing of the purchase is secured. The rents are to be determined on the basis of self-costs. Good maintenance, provisions for future renovations, sufficient depreciation and reserves may be included.
