The cooperative aims to provide its members with good and affordable housing through joint self-help and shared responsibility. It promotes community living in the sense of overall social responsibility and mutual solidarity. The cooperative's purpose is to build or purchase and operate apartments for seniors. The cooperative's activities are non-profit and not driven by profit. The cooperative rents out the apartments primarily to its older members (aged 60 and above), secondly to residents or citizens of the municipality of Neftenbach, and only then to third parties. Details are regulated by the Board of Directors in the Rental Regulations. Members are required to live in the apartments they rent and have their civil domicile there. Subletting a whole apartment or individual rooms is only permitted with prior approval from the Board of Directors. The Board of Directors may refuse to grant approval for subletting for the reasons stated in Article 262, paragraph 2 of the Swiss Code of Obligations. Significant disadvantages in subletting the entire apartment include, in particular, a duration of more than one year, more than two sublettings during the current rental period, subletting to persons who do not meet the rental guidelines according to the Rental Regulations, and the fact that members cannot clearly demonstrate that they will occupy the apartment again after the subletting period has expired. In the case of subletting individual rooms, the cooperative also suffers a significant disadvantage if this circumvents the rental guidelines according to the Rental Regulations. The Board of Directors may permit day-to-day or week-to-week subletting to third parties.
